Rental Period and Occupancy

•Check in time is 3.00 p.m. or later on the arrival date. Check out time is 10.00 a.m. or earlier on the departure date. Early arrival or late departure times may be available subject to availability, charges may be applicable.
• The property may only be occupied by two people per bedroom, plus two people.
• It may be necessary for staff or agents of USA Vacation Homes to enter the premises in order to perform routine maintenance or repairs.

Rental Payment

• 20% deposit of full payment when reservation is confirmed.
• Full payment for rental will be made no later than 42 days (6 weeks) prior to arrival date. If paying by credit card, your card will be charged at this time. If payment is not received, your reservation will be cancelled and your deposit will be forfeited.

Security Deposit

• A credit card number must be given for all reservations to act as a security deposit. This credit card number will be charged to cover extra accommodation costs, loss or damage to the rental property in excess of normal wear and tear during the period of rental. Guests will be notified within 30 days of any charges made to the card.
• The property should be left clean and undamaged. If the property is not left in a suitable condition, it may be necessary to charge the security deposit for costs to cover extra cleaning.
• Any telephone calls not made on a credit card or calling card will be charged to the security deposit.

Liability Limitations

• The Management Company, its agents or homeowners accept no responsibility or liability for loss of personal items while staying in the property or after departure.
• Parents must at all times supervise children when using pool facilities and the facilities of the development.
• The Management Company, its agents or homeowners accept no responsibility or liability for failure of equipment in the rental property. After notification of equipment failure, USA Vacation Homes will rectify the problem in a reasonable and timely manner

Cancellation

All cancellations must be received in writing and are subject to the following penalties: -
• 4 weeks or more before arrival date = £100 administration fee
• 4 weeks or less before arrival date = £250 cancellation charge
• 3 weeks or less before arrival date = 50% of rental amount
• 2 weeks or less before arrival date = 100% of rental amount.
